REAL ESTATE SALES ULTRA SLOW IN WICOMICO
Joe:
Today my wife and I decided to get out and ride our bikes thoughout Salisbury. We did this over a year ago riding through the Parson's Lake subdivision and not much has changed. The development looked virtually the same with no added buildings.
Ordinarily, this development should have been built-out and sold-out by now.
By the looks of the photos. . . .this development's construction has slowed down to a 'snail's pace' because of lackluster sales. Not much has changed in over a year.

Joe ,Believe it or not, sales in Wicomico County are just about the only bright spot on the shore, but they still are making many people consider different careers!

has anyone noticed that since the construction disappeared there no illegals in sight. they steal our work for pennies, then move on to do the same somewhere else. all you builders out there that took advantage of the illegal situation, "shame on you", dont you love your country?, oh i almost forgot, you love money more. "shame on you"!!!!!!!!!!
Wicomico should be doing better considering that as many people as can afford it are moving out of the city
What about that high priced condo called River Place on Riverside Drive, and the one that's been halted, but part built on Fitzwater Street.

What about the proposed 95 houses between Queen Ave and Chippewa Blvd on the west side? Big mistake annexing it into the city as high as taxes and water & sewer rates are. The owner of this development must be a first class dumb ass. Why buy in the city when you can cross the road and live in the county for less?
What about that new development going up behind Target?
Who the hell is going to buy all of these houses?
No one is going to buy any of these homes.
According to the FHA there is 1 home for every man woman and child in the US right now.
It's called supply and demand and it is going to take several years for the market to absorb these excess homes.
Granddad had made a comment some time ago that if the construction industry was staffed by Americans you would have marching in the streets demonstrating about the loss of jobs.
But since all of the contractor hired illegals, they just went back home.
Speaking of failed developments...you know who is really screwed is Snow Hill! They turned down a federally subsidized WWTP, but Mark Odachowski wanted so many special arrangements to get Summerfield into Snow Hill that he offered to build the much need WWTP, now he can't even qualify for the bond he is required to post to build it.
So I guess Summerfield ain't gonna happen either.
here goes the federal reserve bailing out the banks again, the banking industry has screwed us and themselves for years, now we have to bail them out. why so they can lend us more money and make even more for themselves. what about the poor struggling middle class buisness owners, whos bailing them out. they are taking our money and bailing out the corporate power devils again. unionize the middle class and we will once again have power threw our ability to spend or not to spend. we already have the power. credit is how they take that power away from you. credit is for two things in my opinion,(home for your family and a safe reliable vehicle for your family), everything elese is how they trap you into their web.

doug wilkerson almost got it right. The illegals wouldn't have been here in the first place if the "food stamp", "welfare", "SSI" and "rent allowance" people would just go to work. Instead we see them driving around in Cadillacs, Lincolns and Lexus. At least the illegals work day and night and don't complain that they have it tough. They came from countries where they had it tough.
I'd rather have illegal neighbors anytime rather than a household full of Cadillac drivers.
The city housing won't improve until the residents realize that with the 4-2 legislations that their houses are worth so much less. In order for the homeowner to get a fair price for the house then the 4-2 restrictions must be lifted. Otherwise the investors cannot buy them and rent for what the homeowner wants. All real estate is cyclical. People live in the city-then they move to the suburbs. No one wants to buy a house that they cannot sell for more than they purchased it for.
anon2;14, your just another lost american that were gonna have to deal with, and we will. it is against our law to be here illegally. although alot of people do not pull their own weight, and try to use the system anyway they can, that is a seperate issue. illegal aliens dont belong here at all. yes maybe the illegal aliens do work hard, its not there jobs, its our jobs. maybe you need to read joes blog about california to understand what the hell your blabbin about.

IF the illegals weren't here and the "special people" didn't take the jobs, who would step up and build the houses, condos and commercial buildings? You. I don't think so. The "special people" mentioned by 2:14 are the real problem here. They feel they are entitled to slack off, take money out of our pockets and live like they are a nation within a nation. Jesse Jackson could be their Moses and lead them out of this terrible place called America! They seem to hate it anyway.
Let in the real workers that can and will make us a stronger nation. Just make them legal, that's all they're asking.
That is what they want to do with annexations, raise the prices and run the minority people out of the area. The minorities are no longer welcome here, the city will annex what they want, if you can't afford it tough shit, move, your not welcome here.
anon6;08, if you want them legal then change the laws, but until then abide by them. i personally know of quite a few men who have lost their jobs, their buisness, their homes because these illeagal aliens took there jobs. its not these peoples fault that the illegals will work for a lower than living wage. make them legal, not in this lifetime ever.

Illegals work for $10-12 an hour. Minimum wage is less than $6. The legal hispanics are forced to work in McDonalds and Perdue for a little over $7. We can't even get the "special people" off their asses for $10 an hour. Why should they, they're entitled to more than that. Just ask them!
I don't know one skilled job that an illegal has taken from a citizen except in the construction business. My doctor, mechanic and cable guy are all legal.
except the construction buisness, well pal if you havent realized how much the construction buisness affects this country by now, then you must really be out of touch with your average american worker. all of this is irregaurdless, we are a nation of laws, remember that? i bet you change some of your opinions when the next 20/million show up.

With the way things - (economy) - are looking around here, I want the option to cross the border to go into Mexico and not be fenced in. If they build a fence then how are we Americans going to flee our own homeland.

Look here locally, they have taken hordes-and-hordes of homes around the college - (College Avenue) - Allenwood Shopping Center is now owned by the College. Old Dresser plant is about be purchased, Purity Bacon. Do I need to say more?
I predict before the financial catastrophe subsides that there will be a minimum of 10 -15 more Banks bailed out by your Government before its all said and done.

You're probably the first one in line at Walmart for the low cost specials made by third world countries. And you probably have your yard work done by a landscaper that charges less because he hires illegals. Have you had any remodeling done around your house and specified that you only want union scaled workers at $35 an hour doing the work. Doug, You're a tree frog. At least I don't have to use the F bomb to make a point.
The housing market here in Wicomico county isn't in as bad shape as many others. Statistically prices have not declined as much as other markets in MD, and the number of homes that have sold is still fairly healthy. And, there IS some new construction going on, (looks like a new 10 unit building going up across from Pemberton School on the west side), and there are always going to be people who need to buy and other people who need to sell.
As a property owner, I'm just hoping for a time when I feel like I'm getting my money's worth from what I pay in taxes on this property. That would be an improvement.
its easy to survive on $10-12 an hour when you:
1. won't purchase auto insurance
2. won't purchase a home
3. won't pay taxes
4. won't provide proper i.d..
5. will send children to our schools
6. will apply for welfare
7. (fill in blank)
