When you are a Mayor of a City and someone runs against you citing we need businesses, industry, jobs, well, a guy like me thinks, I certainly didn't mean construction jobs for student housing units that will take a toll on our WWTP.
I meant, we need permanent JOBS. Good paying JOBS. Ireton, (on the other hand) thinks progress is anything he can get his hands on and in this case there will be two new student housing units on South Division Street. One complex will have 50 units with a pool and club house and the other will have 12 units, (4 bedrooms a piece). One unit is in the County but is asking to be annexed into the City.
Say goodbye to the landlord industry in Salisbury as well as these new student housing units come in, Ireton will crush the 2nd largest business in Salisbury and guess what, these landlords pay TAXES.
This is what you get when you put an elementary school teacher in as your Mayor. No future thoughts, no future planning. Its all about in the moment and making it LOOK like things are happening.

very sad..lots of housing but people are homeless because they cannot afford the housing..need jobs to pay for the housing please Mr. Mayor! We really need industry. Everything is across the bridge or relocating to another area. We really need industry here. Insurance claims offices could be relocated to the shore. Salisbury is a perfect spot! Did you know that State Farm flew in a "Catastrophy team" from Michigan during the freezing winter because there were so many burst pipes? The salaries in this area are not competitive with a lot of the country. Wouldn't it be cheaper for a company to come here? Their expenditures would be less. Why does Salisbury find reasons for companies NOT to come to Salisbury. Perfect example is Cracker Barrel. I know I know..the sign would be too tall..whooptee friggin doo. Salisbury is biting off its nose to spite it's face. While I am on a gripe-fest..I was in Food Lion recently, and another customer was talking about the prices of CHICKEN! She moved here from New York, and thought that chicken would be cheaper here...She told me that it is cheaper in NEW YORK than here.......why? Great point if you ask me.

Truthfully, I don't think he got out of kindergarten and as far as credentials, they are all fake. No one in their right mind can be this stupid. Salisbury needs permanent jobs and lots of them. How about recruiting businesses to come here that employee hundreds of people for a change and do not tax them to death so they will remain here. Just how hard is this to understand????
The S. Division Street nightmare gets even worse by the day.
If landlords were not slumlords for the most part there would be no need for the apartments. Most single family homes that rent to college kids are run down and in bad areas. On the other hand these college apartments rent by the room. At 750 a room they get 3k for a 4 bedroom apt. That is DC prices. That is also more than double my mortgage on a 200k house
The diplomacy and tact required to coerce industry to Salisbury is not taught in college.Salisbury is not a microcosm of the entire nation & presents too many anti business issues to be attractive.The perpetual year in and year out flow of students is certainly a boon to the local economy,but by no means should it be confused with business or industry.The educational contribution locally has obviously been overestimated.
If Salisbury Univ. provided enough dorms, we wouldn't need all these housing projects scattered all around.
If the city engineers cant figure out a solution to S.Division street traffic congestion they should'nt allow more.Also what happened to the light at Robins Ave and re-routing of Johnson Rd that was supposed to be put in when Summerfield was allowed to build?
I would also point out that the statute forbidding more than 2 unrelated people to live in one dwelling drives students away from rentals and into "approved" student housing.
When you elect clowns and don't expect the circus that follows you can't complain when the elephants start dumping on your lawn.

With all those new units it's time to start enforcing the 4-2 law again. Ireton stopped when the slumlords bought him off with help in the last election against Joe Albero.

I see nothing at all wrong with this. The lot this project is being built on has been a vacant eyesore for years. Bring it on.
Slumlords will just cater to the low income minorities if students flee--Section 8 is a big moneymaker for our illustrious landlords.
Landlords are a way of life and thankfully they are there.
I was raised a good portion of my life in rental homes and apartments.
We could never afford to buy a home and thankfully there were landlords out there willing to take the risk of letting a woman with five children grow up in their homes so we could have a roof over our head.
Salisbury is a HUGE landlord/rental Industry, like it or not. It is an absolute necessity, especially in this economy.
However, when you have units like the ones mentioned here, many of which will be DONATED to the University in 20 or 30 years when they are run down and possibly OFF the tax roll, that's a massive problem and guess what, Jimmy won't care because he won't be your Mayor then.
My vision is to look out for the taxpayer, not abuse the taxpayer. Big difference.

I am no fan of Ireton but I see positives to the student housing along S. Division St. First, housing the off campus students in this area keeps the students out of the neighborhoods and reduces town-gown problems. Salisbury University has about 8,000 students now and those students spend money in Salisbury. Thus, they create jobs and businesses in Salisbury. Look at the businesses currently moving to that area south of the college on Rt. 13. When you get down to it, Salisbury's strengths are SU and PRMC/Heath Care industry. We should focus and build around these strengths. Finally, it is really the anti-business policies of the State of Maryland that drives away and prevents businesses from coming to Salisbury. If it wasn't for all the Federal Govt jobs, the whole state would be in the same sad situation as MD.
It's my understanding that residential housing actually costs a municipality more to provide services than is paid in taxes. I'm guessing that the boarding house model is even more expensive.
The area growth and development pattern is to the south. This project makes perfect sense. Before long the open area to the east of Walmart Fruitland will be developed with more large box retail and eateries. Growth is good.
A mayor's vision is to look out for the wellbeing, present and future, of the city and it's residents. Not to keep taxes low.
It makes no difference, Salisbury is not going to recover in any way, shape or form. The shore as a whole hasn't taken the steps needed to bring about progress, and growth. Now as things slide you all have nothing better to do then point fingers? You people don't have a clue..... What will you all do in six months to a year from now when it's far worse? There is no simple solution as far to many things aren't working for the entire shore right now. Just a thought for all of you big thinkers.... All of the people who travel south on 13 BYPASS Salisbury and they BYPASS Salisbury on route 50 on their way to ocean city. That is one of the single biggest problems Salisbury has. People traveling thru a town may spend money as go thru.... When they bypass it the money is spent some where else. Look at the real problems people and open your eyes.......
Why do they need a swimming pool down there from September till May

You are correct and they are illegally putting up illegal yard signs on E. Naylor Mill Road in front of Mill Pond Village to steal their business. How tacky and classless is that and Ireton is allowing it. Well Ireton is tacky and classless as well.

Seems to me we should do everything possible to continue to attract talented college students. Hopefully they will ultimately settle here and put their college educations to good use in the area thereby ensuring a long term pipeline of talent and prosperity

Student Housing should be on land owned and ran by Salisbury University. I am sick and tired of these so called plans to make a profit. They are ruining our communities.
