A Letter To The Editor 7-2-12

Joe,


My daughter and son in law rent a house in Fruitland through a Long and Foster Rental Agent.
They have only been in the house about a month. Friday morning my daughter noticed the house was quickly heating up. The temperature quickly rose to the 90s. She called the rental agent and has yet to receive a response back from her yet. This is now Sunday afternoon. Upon reaching a real preson or actually an answering service Saturday. She was told the so called emergencey on call folks weren't answering.


Now mind you this is a young couple with a 10 monthe old child and a mom who is 8 months pregnant. We have since brought them to our house since the house they pay in excess of one thousand a month for is not habitable.


Is there any recourse for folks who get the shaft from Rental Agencies like Long and Foster.


They only have the one Rental Agent so where do you go when you don't get a response? She still hasn't heard from the so called Emergencey on call folks either! They are fortunate they had somewhere to go. What about the folks who don't.

Things break in houses, it may take a day or two to get things fixed. Other people may have bought fans or sat under a shade tree. AC is not a guarantee, people made it many years without it. Being without AC for sure does not make the house uninhabitable. If it were my house I bet it would have been hard to find someone to fix it on a weekend.

Not returning their call was just rude. But you are on the Eastern Shore and that's how most business' work here. Get used to it!

Man, Give me the good old days when no kid was left behind,we had window fans,sat in the shade of trees,2 pair shoes,walked to school,got ur knuckles cracked for misbehaving,opened doors for the girls,no mfering anybody,replied YES MAM,NO SIR,you were in bed by 9pm and your parents knew where you were at and also everyone knew who their father was.AMEN.wE WERE ALL POOR.

When I have a problem I call David Brown Heating and Air (white pages) He is a local man and is there to answer the phone and comes anytime there is a problem.Some of these homes are not built for NO AIR and without it is miserable.

It is easy for someone to say "get over it"...but put yourself in their place. You would want AIR also. Maybe you would just sit/sleep under a tree?

They should pay the repair person and tehn just deduct that from the next month's rent.

If you don't have a suggestion that will help then why post something like "get over it" or "you aren't the only one". Well realistically that is the truth, it does not help at all. If your AC was burnt out after a month in your NEW apartment, I am sure YOU would be upset to if you were a paying customer.

to handle this professionally; a representative from long and foster should have fielded the call and told them the truth. we won't be able to have anyone fix the a/c until the first part of the week. so very sorry for the inconvenience.

this could have happened to anyone of us. in fact it's happened to us over the years. miserable? you bet. but that's the way the system works. long and foster just should have communicated with the truth; not shirked their responsibility. this is called poor service.

They should have received a phone call back on Friday and the AC should have been fixed within a few hours. Anything else is incompetance. Owners of rentals pay good money for agents to handle these types of problems and they should handle them ASAP. There is NO good reason as to why these people were not given a call back on Friday.
We rented a condo for years in OC and used Century 21 as the rental agent. Any and all problems were fixed within hours of the tennants calls. They always had a "live" person answering the calls even in the middle of the night.

It fine to say let them sit in the heat if it were their own home, but when you pay rent, and part of the deal is AC then it must be fixed as soon as possible, otherwise part of the owner's agreement with the family has been broken. No different then the family breaking their part of the agreement and not paying rent on time or not at all.

@11:55 EXACTLY. Now if the agent had sent in a note saying oh these people are late and never pay on time and always have issues then you all would be siding with the agency as well. So if they keep their side of the agreement why shouldn't the agency?

Read the Landlord Tenant code of which a copy should have been provided with the signed lease agreement or it can be found on line. Although L&F was rude in not returning the call. Loss of air conditioning is not considered an emergency.
You will find in the code that you cannot withold funds from your rent to pay for it. It must be handled through the court system and they will set up an escrow account to use for the repairs and that is only if it is a life threatening situation.

Just a call back would have been nice. With the heat we've had all HVAC techs are as busy as a one legged man in a butt kicking contest! No call back is just poor customer service

When I was growing up we had no ac, lucky if we had a fan and that was just in school. Home was no better.

How come no one has mentioned our boys and girls in the middle east fighting this so called war in hotter temps than you have seen?

Not to mention the gear they have to hump, bullets and IED's they have to dodge and even friendlies trying to kill them.

Or how about the guys and dolls who are working in this heat so you can get your electric back?

Stop your damn whining and pour some cool water over your heads. Go swimming. Run in the sprinklers. Bunch of wussies.

The manager was notified and the situation was fixed Monday afternoon. I must say once the manager was involved things moved rather quickly. Just glad it was fixed.

What do you do when landlord takes months yes I mean months (since March and this is not the first but 3rd problem) to respond to a severe problem,it is ignored for 6 months and longer??
Would love to move yet $$$ is am issue and not possible. Asking anyone out there what steps can I take, who do I contact to find out what are my rights?
