Has The Exodus Begun?

Word on the street is some of SAPOA's members are selling their student rental properties. Which of the following reasons do any of you think they are bailing out?

Higher property taxes? nah, they pass that on to the tenants.

Increases in sewer and water to come every year for the next 5 years? Nope, same as above, passed on.

The council has recently discussed tighter landlord laws to be followed? Nah, they know Louise, who was backed during her campaign by SAPOA, will do whatever they want.

Their buddy Barrie Parsons Tilghman has no chance of reelection? Well, not in a legitimate election could she possibly win. This is a possibility.

The face of the council is about to change with Shanie being dumped? Another possibility, they'll be losing their grip on the city administration if that 3-2 vote is ever reversed.

Bubba and Weezie will be their only saving grace. Good lord, imagine having to depend on that pair for anything? One lies like there is no tomorrow and the other doesn't pay his bills. A pair you can count on...NOT.

If the gods are looking on Salisbury, they have got to be unlike justice, which is supposedly blind. In the case of this mayor and her administration, past and present, I honestly do believe justice is truly blind, deaf and dumb as well. We've seen no justice in the past 10 years, we're due a break.

If it's true that the properties are being sold it will be a great opportunity for new homeowners to ride the tide of change. There is city money to provide incentives for new homeowners (including real estate property tax breaks) when a homeowner buys a home that has been a rental for three or more years. Come on back to Salisbury andhelp us to make it a great place to live.

Maybe they found out about the massive dorm building project in the planning stages at SU.....much like a student village that Tim Spies spoke about. Obviously somebody was listening.

Yes, I'd bet on the problem for SAPOA being no students to rent to, when the University builds its massive dorm. I also like the idea of a totally new administration for this city. Time to make some significant changes. By Barrie, Gary, Louise and Shanie!

I heard the massive dorm is to be on the site of what is now Fratelli's.

Anon 647 It is quite obvious from the post that Earlssister doesn't know the reason, hence the questions.

I can think of a few reasons. They are having IRS problems?
Divorce settlements?

Does it matter why? What matters is as was stated in another post, more houses for single family buyers.

That's great that the University is stepping up with a nice Campus type housing. It's a good thing for several reasons. One reason and most important is the safety and security for University students. They have become a target for some criminals, students are important for our economy. They not only spend money they also fill many jobs that without students some businesses wouldn't have adequate staff.

Second reason, this may help ease the burden of Salisbury police, not enough, however a little. I'm not saying the students are a burden, this may help the citizens build a bridge for better resident/student relations for the future and that is a great thing.

Thirdly, thanks to the University and students for taking this step to hopefully open the door to first time homeowners here, lower the rental occupancy and increase property values when the housing market rebounds which will pay off dividends for a better Salisbury for everyone.

They may have learned from the dysfunctional Salisbury city administration, that being proactive is a much better course, don't wait until the problems mutate to take steps to improve and move forward. Kudos to SSU, faculty and students. Welcome to Salisbury.

If SAPOA landlords are getting rid of their properties they know something that the average homeowner doesn't.And don't think they are going to sell one unit at a time, giving a new homeowner the chance to purchase a home, they will sell (or private auction) the whole shooting match all at one time.

Whats SAPOA stand for? Better to put the students where Fratellis is then in my backyard on the Hearne property. If the college already owns the site let them build housing. My only question is that I thought there was no money in building student housing-that all the colleges were hoping to shift housing to the private sector.

The rumble I heard was that a landlord was selling the whole shebang at auction and another investor picked it up.

No new homeowners for Salisbury. :-(

Could be the landlord wants to get into more profitable speculation, move out of the bush leagues and go play with the big boys.

One thing I could probably bet on is SAPOA (Salisbury Area Property Owners Association, the special interest group of landlords) is likely not going anywhere. I saw some key ones at the last couple of meetings on PAC14. I'm sure they are laying groundwork for throwing the next election.

what's even better is when the fire and police employees start bailing ship to be able to survive, then what kind of situation is the city going to be in. But it's been the cities story for at least the past decade. Economics and Crime getting worse and worse, realistic plan to turn anything around getting fainter and fainter.

I hope the young men and women that serve the city, aren't waiting for the city to start serving them back. The people who should care about them truely don't give a crap....it's called the IGM mentality. I GOT MINE...should've got yours while you could

I heard similar rumblings about the rentals being sold at private auction. I've also heard one of the bigger slumlords name involved. Advanced Property ring any bells? Who owns this?

Not sure who own's Advanced Rentals however I do know they have a lot of vacant properties.

I have also seen some Emergency Liquidation signs in the front yard of quite a few homes around here.
