Pity the business that locates there. That land always floods at every high tide or storm. You will need a retention wall and a lot of fill dirt for this property! There is a reason why there is no vegetation there. It's a wonder grass even grows on this property. Must be from the floaters in the river fertilizing it at every flooding!
Its already been filled in once with construction waste, concrete chunks etc. Probably why anyone in their right mind hasn't tried to develop it prior to Jake day. I remember when credit plus and shore stop were at 530 riverside and would flood regularly when weather and tides combined to abnormal conditions.
Gonna be great. Christmas boat parade can make their turn in the 'drown a bout'. Can put a lighthouse in the center of the 'drown a bout' as navigation aid, and Jake can hire several cronies as the keeper, oiler, lamp technician, etc. They'll come for the folkie fest but stay to stand up paddle around the circle.
It was a wetland....still is, formerly known as a Cripple, (marshy areas), where the water came and went with the rain and tides...it's all fill land land and still not properly bermed or even install a flood wall to protect the property from advancing waters...

It's Mill Street until you get to the Camden/Mill/Riverside/Carroll intersection.
The other side of Mill Street, between the drawbridges, is also flooded.
Great place to build...now which raw chicken innards included in the purchase price!

No big problem other than expense. Fill to the top of the bulkhead and then elevate structure above that. They'll be better off than the SVN crowd!!
