New development in Ocean Pines to offer 30 duplexes

With the county planning office and commissioners before him and the technical review committee plus the Ocean Pines Association behind him, Marvin Steen is getting anxious to deliver his new 30-unit development in Ocean Pines.

“This is the first new project in years,” Steen said. “People are anxious to see something new.”

Costing about $350,000 each, the three-bedroom, three-bathroom 2,400-square-foot duplexes would be located between King Richard Drive and Gum Point Road.

“That’s something the technical review committee had some concerns about,” Steen said — King Richard Road. Of interest was construction vehicle traffic moving in and out near other Ocean Pines residences.

Does this mean each unit will be 2400
square feet, for a total 4800 sf structure?' Or are they talking about small 1200 sf units for a total of 2400 sf? I don't think building a bunch of relatively tiny pseudo-condos is going to go over real well there.

I read somewhere that a new development has to have a certain percentage of the units "set aside"' for subsidized/low income reduced rate tenants. I hope that isn't so.
