More From The Court Plaza Tenants

Sperry Van Ness opens up a whole new can of worms.

The tenants at the Court Plaza are billed for water and sewer but yet we have no individual water meters. We are charged by the square foot, which means the hair salons are paying less for their water than the retail stores. More to come from the Tenants of the Court Plaza as the investigation continues.

Gee, is there room for a car wash there? I'd like to jump on the opportunity to pay for 20 gallons a day when I really use 20,000!

Sounds like the folks there have some serious refunds coming to them.

Hope you publish this.
The Court Plaza is an old shopping center in the process of being remodeled. It was built way before CAM charges were invented. What you pay is all a matter of how you negotiate your lease. I for one don't pay common area maintenance fees it is built into my lease. We all knew before signing or resigning our leases that the water was on one meter. One of my stores is on its own meter but the other is shared with the one side of the strip. Ok, so it’s not a perfect system, but the rent here is reasonable. The people at Sperry Van Ness are reasonable as well. I have complained about numerous things. But for the most part they have addressed our concerns. We may not agree with them but as tenants we have a choice to move somewhere else if we are not happy. My business has grown because of this good location and ease of parking. In fact we opened a separate business and choose court plaza over other places for its location and price. We are not all 100 % happy. But I for one, am not dissatisfied. You get what you pay for and we try to use the philosophy of making lemons out of lemonade.

John Robinson must be off his meds once again!!! First, he is working on a 10 year lease that will expire in a few years. These leases were issued by Frank 2-face Willing and had water/ sewer/ trash payable on a quarterly basis. When and if John resigns he will be subject to cam fees no matter how good a negotiater he claims to be. In fact, the new store his WIFE opened is under the new lease.

You can put personal water meters on large users at very little cost. But this isn't a Sperry Van Ness issue. Its a Landlord issue. SVN does not make those decisions, they merely manage what the Landlord decides. I expect they would rather have it individually metered since it eliminates unhappy tenants. SVN receives fees only on a percent of the rent, not on Cam charges. Sounds like a few disgruntled tenants need to have a sit down with the Landlord, not SVN. I don't work for SVN. But I know the business.
