Two Sentz: "all rumor: NO TRUTH!"

Over on my blog, which I am not allowed to mention or link to, we had some comments regarding Salisbury's famous slumlords that went something like this:

Anon 8:34 - Donnie Williams also has a letter he sends to tenants explaining his increase in their rent as a "renter's tax" passed by the City Council. Complete BS.

Where is the backing for all this? Go figure, the only true part about "blue truth" is you're blue in the face from all the BS sprouting up around here. Sentz is no better than SBYNEWS... all rumor: NO TRUTH!

I'm pretty certain the first comment was from a renter in SBY. I'm not sure about the second comment and don't really care other than the fact they called our commenter a liar. Well, guess what? He wasn't a liar and since you called BS on us, here is some proof:



It's worth noting that the rental rate increase (in this case an additional $25 per month) easily exceeds "what amounted to a renter's tax" (landlord licensing fee of $25 per year, per unit) and yet, somehow, it still didn't manage to cover their "additional cost of doing business". I seems that lie "amounted to" a $325 net increase in revenue per unit.

Thinking that maybe I might send in some pictures of properties left in shambles by residents who could care less about taking care of their living space and another person's property. I will probably follow it up with the invoices regarding the repair and replacement of damages done by the non-caring tenant. On top of that, one has to consider the tenant who refuses to pay their rent on time; the cost and time it takes to process this collection through court. In addtion to the already high property tax in this area that EVERY homeowner complains about; landlords have the expense of money and time to register these properties; inspect these properties and maintain. Renting homes is a business like any other business. The cost of everything is going up, this is no exception.

I hear the $25.00 fee per year charged to the Landlords is allegedly $25.00 a MONTH to the renters.

Joe, even if it's per year rather than per month, it means the landlord pays an extra $25 a year for the unit, which may have 3 or 4 or more renters in it. So charging each renter $25 a year, the landlord breaks even after the first renter and the rest is gravy.

Renter's tax? Baloney.

Must be fun to be a renter listening to The Man sing the poverty blues.

this letter says nothing about tenants tearing up rentals, late rent or collections. this letter says the "city" has caused them to raise rates.

Nobody is saying that landlords don't have to deal with awful renters. What we are saying is that some (not all) of the landlords here are dishonest and give the rest of you a bad name. Yet SAPOA keeps giving leadership positions to some of the most notorious landlords! So we'll start feeling sorry for you when you clean your own house--i.e, show the guts to get rid of the bad landlords in your organization. By the way, when you have a bad tenant that tears up your pproperty, it is YOUR responsiblility to fix it for the next tenant, not the new tenant's. You want to try to tell me that all of you do fix the units first? Why did some of the landlords get upset at the recent SU rental fair when a student group started passing out literature explaining the legal rights of renters?

Where I went to college (not SBY) every landlord used to ask if you were a law student. Why do you think they did that? Landlords KNOW they are getting one over on poor, unsuspecting students. It dosn't matter what town, there are crooks out there and they must be stopped.

If it is so difficult to make ends meet why not sell those units to someone who can be an OWNER. It must pay fairly well Donnie has an ocean front "home" in ocean city. Salisbury, has last time I heard, is aproximately 70% rentals..It would be nice to have OWNERS in the city. When a renter moves in a unit and finds out there is no heat, termites, roaches, rotten floors it does not get the tenant motivated to take care of the property. They dont know where to turn and they are not educated enough on HOW to purchase a home. Maybe the new Mayor could start a program to educate people how to purchase a home and how to take care of it.

When I sold my house I needed to rent for a few months. In my search for a suitable rental I was very careful NOT to rent anything that Dnnie Williams owned. I was successful until 8 months into my lease I was informed that Donnie Williams had purchsed the home I was living in. He never did a walk through and we were never informed of the sale until after the fact. Time went on and my year was up - I need a few more months and was told by my ORIGINAL landlord that a month-to-month arrangement was fine. Donnie fought me tooth and nail on this issue and finally agreed to a 4 month extension but I had to sign a lease with him. BIG MISTAKE...everyone in his office are theives. I would live in my car before I would rent from him or his company. When I moved into the home I offered to paint and the landlord gav me a reduction in rent. I scrubbed the place and replaced blinds etc...Donnie charged me an obscene amount to repaint (which was unneccesary), to replace the carpet (which needed relacing but was like that when I moved in) and a few other things. He is unreasonable and unreliable. He will not return phone calls and the only way to get his attention is through a certified letter or a letter from you attorney. I will openly tell anyone and have often done so that renting from Donnie Williams is the worst mistake you or your parents can make.

WHATS THE SURPRISE?????? He constantly wins the #1 A_S Hole award year after year. But honestly, you would think Donnie's a carpenter, the way he screws people. Just my thoughts

Does anyone have any documents showing what any of the landlords are doing? Kinda like the letter that was posted? If so, give them to Joe. We need exposure of what they're doing to protect other renters.

Take him to court for your security deposit. You can not be charged for normal wear and tear (painting and carpet cleaning). If he purchased the house from someone else and never did a walk through, he can not charge you for replacing the carpet. Read Maryland Landlord Tenant Law and file a small claims in court. Good luck

Donnie Williams is an absolute crook. I'd advise any SU student looking to rent in Salisbury to stay as far away from this guy as possible. He's a liar, so are the people that work in his office. You will not under any circumstance get your security deposit back from this guy. Last year my roomate and I, added her sister to our lease. Although the security deposit on the place had already been paid, Old Donnie decided to charge us another one. His representative told us they require for each person on the lease to buy into the new lease. The result was advanced property rental ended up with a 1600 dollar deposit with interest as profit because they refuse to give a dime of it back to us when we moved out. We've got a video walkthrough of the property, showing that the apartment was in good shape, with freshly painted walls, shampooed carpet and waxed floors, as the lease REQUIRES and are currently seeking legal advice to take this crook to court.
