Jenkins and her neighbors shared the issues they fear will come if the former Pine Shore Golf Course on Route 611 is turned into a rental campground during a community meeting Wednesday. More than 100 area residents turned out to learn what they could about the proposed campground.
“All we want to do is make sure the residents are aware,” said Donald Bounds, who lives near the defunct golf course.
Jenkins and Bounds have spent the past two weeks spearheading an effort to oppose the redevelopment of the golf course, which sits on Ayres Creek, into a campground. They’re worried about the environmental impact a campground would have on the fragile area as well as the effect it would have on traffic. Route 611, the road to Assateague, is already home to two campgrounds and is heavily traveled during the summer.

I don't get it. Were they worried about environmental impact when they built their homes there??? This is typical NIMBY (not in my back yard). Traffic ..Its was a golf course. seems like more traffic than a campground. It is a 2 sided issue. I have a chicken farm that was beside me when I built my home 31 years ago. Now I have a mega farm (more and bigger houses) and tunnel ventilation. Stinks and noisy. This year I had more flies than ever. Who cares about me. The right to stink up your neighbor. Be glad it's a campground and not a noisy stink farm.
Campgrounds have changed a lot over the years. They are no longer mud rutted fields of RVs with overflowing sewage and public drunks. In fact, campers these days can actually pay more than what some hotels charge. It's much more family oriented.
It has already been determined that upper society can't support an upscale golfing crowd which means reduced tax revenue. Campers pay their own way at a premium mostly. Nearby residents can certainly volunteer to pay additional taxes to keep the campers out but I doubt that will happen. I guess the option of new condo developments is open but there are few buyers for those these days.
NO CHANGE just won't happen just like it has not happened anywhere else. If you don't want the campground near you MOVE!

I say if these douche bags don't want a campground near them, then they should buy the land and give fair market value with projected revenues.

I don't get it.....if the campgrounds were used for permanent housing than the traffic would be there 12 months out of the year. If the campgrounds are used for tourists...they bring in a wealth of money in the several months they are there and the locals get peace and quiet in the winter. WIN....WIN.

I don't think this will happen with the campgrounds. They go there to camp, not drive around and shine a light in somoenes window 24/7. Byt the way I though the sun came out at some point?? I guess that isn't light pollution. Go back to your homeland Douche Bag!

My observation is that there is a lot of traffic on 611 when I go to Assateague already. But most of that traffic is going to the state or national park and traffic is fairly smooth.
It occurs to me that campers will be making a right turn from 611 South to the campground as they arrive; that can be mitigated by having a turn lane before the entrance.
The thornier issue will be leaving the campground and trying to find a break in traffic on two lanes to head up 611 North. Longer, heavier vehicles with trailers take longer to accelerate and will take longer to clear the southbound lane.
If I'm clear about the location on 611, it's a two lane road and fairly wooded so the view of oncoming traffic may be obscured in trying to enter. Closer to OC, Frontiertown is on the opposite side of 611 and the road there has more lanes available.
I understand why neighbors are concerned about a development that will have activity of some sort going on after dark, which probably would not have been the case with the golf course. So their concerns about lighting, campfires, noise, vehicles have some basis.
Just sharing some thoughts. Most concerned about the rigs pulling onto 611 as they leave.
It's my understanding that all the complainers own homes there on the same creek and that their properties are all creating run off and polluting those same waters. Does not most of the traffic, including campers, arrive via Berlin and not W.OC? I know when I'm heading to Assa or F.Town we do not come in off 50. You all should feel fortunate down there. I now live in Wico cnty and there is flat 0 happening up this way except crime, drugs and jobs/businesses leaving. Maybe you'll win this battle and send even more money into Sussex like everyone else is heading. Your really only looking at 4months a year of camping. My guess is that if you spent a few days at castaways or frontier you'd then understand what resort camping has become. We are not talking that nasty old eagles nest here. Those of you who've been around 611 for a while should understand that reference.
