A Viewer Writes: Realtor scamming public

To my surprise, in search of a home I have realized pictures posted by real estate agents are dishonest . I rode by this property this past weekend and this is NOT what this property looks like. You can't even see the house from any angle it is so overgrown with brush. It looks like it has been abandoned for months! Do they really think posting a pic that looks 10 years old is gonna sell a house? Thank goodness I rode by first!

You could bargain for a cheaper price and clean up the overgrowth yourself . A picture of the place when you rode by would prove your point., like before and after. IMO most real estate agents would not pull this scam. Are you sure it was not "owner sale" or Craig's List?

I have seen this. It has EXIT realty sign. It is on Snow Hill Road just pass golf course. I am surprised they would use that picture. It does not look like that at all.

They use 20 year old pictures of themselves, so why wouldn't they do the same for what they are trying to sell ?

It isn't "scamming the public". Please.

It is almost definitely a foreclosure, and the realtor is probably using the photo provided by the bank, or HUD, instead of driving out there and inspecting it him or herself.

After it goes into foreclosure, most banks will hire property preservation companies to maintain the property so it doesn't deteriorate and lose what value may be left. Some banks do as little as possible, and basically cut their losses and sell it more or less as is. Some are better about sending out the contractor to inspect it, clear up any possible code violations, secure the property, board it up if necessary, winterize it, mow the grass and cut back overgrowth.

After it is turned over to the realtor to prepare it to go back on the market for sale, it is usually kept up better. Sometimes the realtor is responsible for co-ordinating the maintenance and care of the property until it is sold, but often times the less savvy realtors will just turn it over to a national property preservation company, and hope for the best. All too often the place ends up looking like a scalped jungle, rather than a decently maintained home.

Others find a local company that can co-ordinate and care for the property, to prevent code violations and keep the realtor informed on any issues that may come up.

Regardless, calling this a "scam" is ridiculous, when it's just a lazy realtor.

12:09 PM, either you're a realtor or a complete idiot. If the realtor is lazy then his broker needs to fire him for false advertising and lack of diligence. It's realtors like this that gives all realtors a black eye and lessens the credibility for all!!

Or you can get the hot shot kid in Salisbury who promises to sell your house FAST. Yeah he does for 50,000 less than you owe on it. Hell I don't need a realtor to do that.
