OCEAN CITY – The local real estate community is rallying together and seeking support this week with the Mayor and City Council expected to deliberate this month on the implementation of a district that could ban short term rentals in certain parts of town.
The Planning and Zoning Commission held a public hearing last month and voted to forward a favorable recommendation to the Mayor and City Council to establish a R-1A Single Family Residential District that would provide an outlet for neighborhoods to prohibit rentals shorter than one year.
The proposed ordinance states, “The purpose of this district is to provide for established year-round residents to maintain the integrity of family values, youth values, and the blessings of quiet seclusion and to make the area a sanctuary for people living in the neighborhood and to avoid the adverse effects of transient short term rentals. This district is for single-family residential development, together with accessory uses as may be necessary or are normally compatible with residential surroundings.”

Once they start regulating they will keep on until there are no rentals.
There should be areas where 'residents' can be free from the noise, pollution, and debauchery of the transients. There needs to be an area for the debauchery though....it's called Baltimore!
This strikes me as an excellent idea..
I can imagine that the people trying to make the big bucks from vacation rentals are getting heartburn over this. But it also shows how little they care about their neighbors, hence the need for such zoning regulation.
I hate to even go into OC in the summer, let alone try to live there. People seem to abandon all morality and manners when they cross the bridge.

Don't have a dog in this fight, but it's a losing proposition. If passed it'll be a loser in court.
They already have an array of laws to control behavior; just need to enforce them.
And it is disappointing when settled neighborhoods end up with non-owners in residence; have experienced that.
I love it. A couple residents living in a town that exisists for one reason and they need some respect peace and quiet. Here is the facts..... Ocean city will never have rentals year round! There is no work here. And when there is , its taken by foriegners. The town is dead except four months of the year. Ocean city is a weekly summer attraction. Period!
The proposed zoning law only ALLOWS neighborhoods to request that their neighborhood be designated as single family residential. It does indeed allow for rentals but for a longer term. As proposed 12 month leases.
Not one single property is proposed to be rezoned under this proposal.
This is ridiculous. Ocean City is a tourist destination. It's been that way for forever. If you don't like rentals next door to you then the question becomes why in the hell did you buy and/or move to a resort town.
People need to start using common sense. If they did they wouldn't be in this predicament. If you want peace and quiet then again why in the hell did you settle in OC instead of out in the county somewhere.
This country has become nothing but a bunch of imbeciles constantly whining about something that is the complete fault of their lack of forward thinking skills.

Most of the homeowners on Mallard Island are O.C. business owners. Hotel owners, restaurant owners etc. So basically they don't want the tourists in their neighborhood but it's ok for them to spend money at their places of business. Go figure.
