Contacting The Planning & Zoning Commission



Does ANYONE, besides Captain Investments (Rod Flowers, Mitchell David and Tim Jones) and their attorney T.J. Maloney and maybe Salisbury City Attorney Paul Wilber REALLY think it's right to create a pipestem lot so investors can pack more income-producing housing into one lot in a single-family home neighborhood?

There is already a big parking lot full of cars backed right up against people's backyards. Would YOU want to live next to an apartment building and a parking lot with ROTC practices and parties? That's what one lady who spoke up at the city council meeting described as her experience living beside this property. It's a single-family home neighborhood, people!

So here's how to contact Planning & Zoning Commission members to ask them to vote against the resubdivision of the 1004 Camden Avenue property owned by Captains Investments. Their home numbers (except where noted as work) are below. It is fine to share your concerns, feelings and facts firmly, but please keep the communications polite and professional, thanking them for their time in listening. Being hysterical will only make them mad.

Call and let them know: pipestems are bad, Wilber's opinions were out back in October and November of LAST YEAR but the neighbors only got THREE full business days of notice! Ask them to protect the neighborhood. It even says in the code that the laws are to protect the welfare of the existing residents. So get on the phone. And remember, this isn't just about the Camden neighborhood. There are lots all over the place that this could be done with. Look at all the Captain Investment houses in Princeton Homes, many with the three and four unrelated occupant exemptions.

Are these neighborhoods for living a life, raising kids and retiring? Or just housing cash cows? Come on, Salisbury, stick up for yourselves.

The Pinehurst people should learn from what the Westsiders did at the Council Meeting on Monday (and behind the scene) to put the kibosh on that rental apartment project in their back yard -- call Ken ("the stopper") Gaskins for some guidance.

This proposal is a personal vendetta by Mitchell David against this neighborhood, there is absolutely no logic to want to build a single family home in a landlocked lot that has no road frontage . Is there really a need for yet another house on the market in this area? ride around these streets and see all of the For Sale signs. R10 zoning is the most strict residential zoning--and yet Captain Investments continues to operate a questionably legal apartment with 6 units, generating at least 600.00 per body. Is he going to try and build another student apartment? This neighborhood isn't asking for special treatment or a new law, JUST ENFORCE THE LAWS ALREADY IN PLACE!! Why let some overly ambitious and ethics challenged punk from Berlin ruin what is left of Single family homes in the city of Salisbury. Are a few hundred bucks a month worth destroying the way of life of families that have lived there long before Mitchell David was out of diapers? Seriously, why do so MANY have to have their quality of life ruined for one or two slick slumlords and their immoral investors?

There's supposed to be public comment tomorrow. Show up in force and comment on this illegal venture. Further, there's likely to be an appeal if they let this through, more money for Wilbur, oh joy!

Maybe you arent familiar with that area but it is the ghetto. Crack deals on the street in plain site. And there may be single family "homes" there but I assure you they are all broken up into apartments. Honestly that area of town should simply be avoided.

Anon 422 you must be doing crack--there are several of the large homes that were converted illegally without documentation- but most of the homes are Owner occupied. Clairmont, Pinehurst, Russell ForestLane are beautiful vibrant neighborhoods with hardworking professionals, seniors, and young families. No it is not a cookie cutter subdivision with the same house over and over, but it is not a ghetto.

4:22 Anonymous, 1004 Camden is not a ghetto area. It's in spitting distance of the University, a block away from College Ave.

But in a way, you aren't far off, because that picture reminds me a lot of the OTHER end of Camden (which used to be nice) and like the northern half of Smith Street (which used to be nice) and even Church St. (which years ago was ... nice!)

Get the picture? Nice neighborhoods go down hill when you set up lots of people in these homes like this.

anon 4:22 p.m.--Sorry, but not all the single family homes in that area are broken up into apartments. I have 2 relatives and 3 good friends who have homes within a 6 block radius of this, and all 5 are single family homes, not apartments. Don't state things as "fact" when they aren't.

Joe, this was stated as being between Pinehurst and Somerset, but Mapquest shows 1004-06 as being on the other side of College between College and Loblolly. And since Asbury Methodist is 1401, I believe, that makes sense. Which is it?

If Comegys is a member of the P&Z, shouldn't he be banned from voting on it? And that would probably make it 2-2, but isn't the President Weasel only supoosed to vote in case of a tie? And since it would be 1-2 (Shamie against the 2 lovely ones), she wouldn't get to vote!

It's on Camden between Somerset and Pinehurst on the west side of the street, north of College Ave. Don't know what happened with Mapquest. Maybe an inverted number on the address? Holloway Hall is 1101 Camden so that gives you some frame of reference.

I know I will get a lot of heat from this comment but....when are the citizens of this town going to wake up and count the dollars in thier pocket that can be trickled down to the University.

We need to find a more proactive way to work with the college and stop putting the administration and students "in their place".

I can guarantee that not one person in Salisbury does not make their income from students and faculity in some manner. It is not directly in all instances but it does flow through.

Lets start working to make this situation better and not worse than it already is. Penn State and other college towns embrace the gem that the University is and work to make the citizens benefit from all that the institution offers.

I do not work at the college, but I do realize that some of my financial existence is relevant to the economics involved.

I agree in part that the students and the homeowners need to peacefully coexist-and if they can get on the same page together they could oust the current administration and work to find solutions amenable to the residents and the students. But it would have to mean enforcing the zoning laws, and many of the students are too willing to lie for their landlords, or be bullied into voting for the wrong guy, and end up getting their rents jacked anyway. The solution is to provide safe, affordable housing for the students in areas that embrace them--and preserve owner occupied neighborhoods. This will only happen if the mayor Pick,Wilbur et al. are replaced with honest, ethical and dedicated people.

Perhaps Chris Mason, Esquire, who lives a mere three or four homes from this property AND IS the law partner of PAUL WILBER can exert some influence on Mr. Wilber's tribe of happy investors. And more than that Judge Don Davis of the Circuit Court is maybe six or seven doors away from this property.

Chris Mason has put lots of sweat into redeveloping his home. Let's see him put the same sweat into protecting it from his lecherous partner, PAUL WILBER.

Why not have the community homeowners (as many as it takes give $500.00 each and incorporate the lot for private use by PINEHURST RESIDENTS.

BTW, PAUL WILBER DELEGATES THE CODE ENFORCEMENT VIOLATIONS TO CHRIS MASON AT HIS FIRM--THIS HAS GOT TO BE A HARD PREDICAMENT FOR HIM TO TAKE.

the college should build it's own student housing. GOD knows, they hold enough property on Camden avenue alone.
