Attn. Mr. Landlord of Salisbury

While Boy Mayor Day is offering a reduction in property taxes for residing homeowners in the City, he's RAISING the rental rate taxes 10% and punishing every business owner in the rental industry.

Considering Salisbury is now somewhere around 80% rentals, this is a MASSIVE increase and you know who's going to foot the bill, the renters. It's already bad enough that Salisbury rental rates are around 35% higher than the national average, now add an additional 10%!
It was your election to lose Salisbury!

This is how Govt works...they will claim that the property owners will fund these increases...when even a mental idiot knows the cost will pass thru and be born by the folks that can afford it the least.

Majority of rental units are non student rentals.

Is this a rise in the city's property tax of rental properties, or is it a rise in rental registration fees?
As far as I know, there's no special tax on rentals, only annual fees that are intended to but don't and never have covered the city's additional tax expenditure burden for inspection and compliance enforcement. The shortfalls are paid for through property taxes by not only landlords (tenants in the end), but homeowners, too, not to mention business owners who are not involved in the rental industry.

It seems to me that somewhere along the line Blair Rinnier made some kind of closed door session and ran full speed turning Salisbury into nothing but a apartment complex city and now he's hot to cough up some of the millions they've pocketed

I have no problem with this-- the rental industry has a lot to do with the poor quality of life in the area, and by raising the tax on rentals, it makes the troublesome aspect of the economy carry more of the load, AND it is an incentive to return properties to single-family, owner-occupied homes.

What are "rental rate taxes"? I've been a landlord and I've never heard of or paid a specific rental rate tax? I've paid a fee to be a landlord, but not a specific tax.

2:59 PM ha ha ha,, cover city's additional tax expenditure burden for inspection ??? Are you making a joke? If the city was doing its job they would be inspecting them BEFORE they are rented, and with each new tenant. Not violating my rights by invading my home and making mountains out of mole hills on minor issues to validate their existence.

With such a high % of rentals you would think they would do a better job .

I know of a home on E Church St. Typical slumlord. Had a tenant that left his dogs in there for weeks (moved and left them behind). When I finally got that worthless code and compliance agency to listen, and when they finally broke into the place they said there was dog crap EVERYWHERE. Landlord never replace the carpeting and we are on our 3rd set of tenants - that don't know about this and get the added joy of living in dog crap infested carpeting.

So, thanks for the laughs because based on my experience, who ever is overseeing rentals is doing a pisspoor job.

So your saying the landlords in salisbury are going to pay more? I don't believe it. They have run this city forever and will not allow anyone to cut into their profits.

Parkside is one of the worst. I knew someone who requested a deadbolt (which the lease permits at landlords expense) and waited years without getting one. All he had was a handle lock, in that neighborhood! Anyone who has ever been locked out of their house knows a handle lock is easy to pop with a credit card or simple pick. I used to worry about him all the time, so I never told anyone about the problem but he has moved out now. I hope this comment forces something to be done!

Love the comment about deadbolt at "landlords expense".

Is Salisbury a sanctuary city?I'm looking for a place to hide out & was just wondering.

I love my landlord. He (Gaudreau) is the best. I have rented from him for 6 years and he has done nothing but be great to me. He even helped my brother get a home. So not all landlords are bad. I wish him nothing but good things.(map)

Whether it's called a "fee" or a Tax", it's still more money due every year, dummy! Maybe if they added a "surcharge", you would be even happier?

What idiots...

Anonymous said...

Yeah, them landlords making $30-40K are idiots. They will just up the rent to cover the additional cost. No problem.

J Cannon is good at that.

Forgot to add "per month" above in 8:13. sorry

Good maybe the renters will go somewhere else and the homes can revert back to owner occupied

Joe, love you, but drop the 'it was your election to lose Salisbury'...you're singing to the choir. It's over so move on.

The current annual city rental fee per house or apartment is $40. A 10% increase makes it $44. Tenants should look forward to a 34 cent monthly increase in rent to cover it. Of course, there are those landlords who will bump the rent up $10 or more per month on the uninformed renters and say it's the city's new tax, just as they've done several times before.

water and sewer going up 15% each..... trash pickup 50%.....

We need a 20 % tax hike on all rental properties and rent control so they can't pass it on.

Some people just can't make an intelligent comment. No wonder this town isn't growing...too many inbred, ignorant, racist that want to profit off the poor.
