    1. Because it is on the opposite side of the road. Many people don’t want to cross the highway to get to it. Rightfully so. That inspection is a death trap and an accident waiting to happen. Putting one at this new location will make the other location safer.

    Why is the hearing in Salisbury?? Do not the residents and population in Mardela and surrounding area have an input on their infrastructure?
    I understand that is zoned business, but Mardela does not need another gas station. It would be well intentioned to have the hearing in Mardela not Salisbury. where they have dog in the hunt.

  9. Oh, Patrick. You admitted that you tried to sell YOUR property to Royal Farms but they chose another property over yours. Now you want to play Chicken Little and cry that “the sky is falling” and we don’t need another Royal Farms in the area. Why was it fine to have another Royal Farms in the area, if they were going to purchase YOUR property and make YOU wealthy, but it’s now a “problem” because they chose to purchase another property instead of yours? The optics of your complaining are terrible.

  10. Royal Farm built in Hebron after many citizens opposed it because of safety concerns with traffic there. Many lives have been lost and many more changed forever. Now we have a light there. A light is the very thing that the state highway engineers said would be a last resort. It means very little and it is too late for the families of crash victims. Safety should be the first priority in this decision.

    I don't care if they build a Royal Farms there, I won't have to go to Hebron for my chicken

    However that is a bad place for a business with a lot of traffic
    Fire Dept better gear up for the accidents on that corner
    There will be a major increase in accidents with traffic flowing out onto 50 in the summer. East bound traffic shifts into stupid about the bay bridge and are driving blind for the beach about Easton .

  13. 11:30- There is only a Subway to grab take out within 10 miles of Mardela. ROFO will serve a larger purpose than just a gas station. As one who travels from Worcester county to Queen Anne's, this will be a perfectly situated convenience for my trip, along with all the people heading east.

  18. Royal Farms is trash, why can't it be a Wawa, at least it'd be decent food.

    Royal farms no longer seasons their chicken or western fries which were the only 2 edible things they had. Their subs are worse than Subway with their cheap slimy meats, and I wouldn't trust the employees they have to make my food anyway. Not to mention usually flies everywhere.

    The convenience items inside are too expensive, and they seem to attract more drug addicts to their restrooms than Wawa does.

  19. mardela fire dept is volunteer run, so is royal farms going to pay for their increased work load, crazy traffic and many more accidents. You people are so lazy that you can't go 10 mins down the road to get chicken. that place in hebron is over our water supply and should have never been built. it is contaminating our water supply with gasoline and therefore our way of life - all for some stupid fried chicken? hope you grandchildren don't want clean water to drink. it took years and many bribes for the royal farms in hebron to be built. septic capacity is not there in mardela for the royal farms and grease traps, bathrooms etc. I say NO NO to royal farms. I'd rather have a amazon distribution center. and royal farms are going automated, so what will this provide like 10 low paying jobs? roads in mardela are not made for this type of traffic.

    1. 2:03 Mardela fire dept is volunteer as you stated, meaning you are not being paid, meaning it is not mandatory to attend all fires or accidents. You're just pissed because if there are more accidents than you can participate in, you might miss something.

  21. There is a reason there is no Royal Farms, RiteAid, Foodlion, Walmart, or Tractor Supply in Snow Hill...the local people keep voting in people to keep them out. The locals complain there are no jobs, and no place to get many of the everyday needs and services, but they are hardcore small town values. They don't want to change with the times, and the town economy suffers. I get wanting to support Mom and Pop small businesses, but 50% of them fail on average, and the turnover of commercial space is killing the town. At least, a big box or chain has the resources to stay long enough to earn back the people driving to Berlin, Salisbury, and Pocomoke every day.

  22. I live on White Lowe Road and I can tell you it is the worst thing that has ever happened to my neighborhood. They are the reason for the new stop light because of all the accidents that have occurred there since they have opened.

    Before they opened, crime was nonexistent, but now I have to make sure my car and truck are locked up at night because people have been going into vehicles on my road looking for money or something to steal.

    I have to now make doubly sure my doors are locked any my outside lights are on at night.

    In the summer it's total hell getting on and off my road. I have to end up taking the back roads to get to my home when this happens.

    I hope they fight and win. I fought it, but lost, but at least I got to have my say on the public meetings. One victory is, we made them have the gas tanks above ground and not below ground because of possible contamination of our ground water. If you are on a well in Mardela, this could also be an issue with you.

  26. western fries have zero taste. the chicken has been under heat lamps so long you could drive nails with it. however we do need those high paying jobs they will provide. also we need more royal farms stores here locally because there are 3 street corners without one.

  30. 4:56- What are you talking about? Their chicken is delicious! I never cared for potato wedges. Too much fried potato, but if you think they have zero taste, you've been smoking for too long. There is nothing wrong with being any kind of fair employment, and this will only benefit anyone in Mardela who is unemployed and looking for local work. The location is on the most western cusp of town with several highway access points, so thru traffic would be minimal. The tax revenue would be positive for the town. You're damned if you do, damned if you don't. Far worse things could come to a rural town. I would love a ROFO in Girdletree, or better, Snow Hill.

  34. I am delighted that Mardela is getting a Royal Farms. We need something on this side of the county. Goose Creek is too yucky to go to and doesn't seem like the most sanitary place to buy prepared food. I also wish we would get one fast food joint.

  36. ROFO is a much better food option than Goosecreek so that is a plus. ROFO is a bigger employer and probably pays better than Goosecreek. So I think the gas station comparison is easy. ROFO is a good thing for Mardela

If you were offered top dollar for your property and someone made you an incredible offer, you would do what is best for YOU. Please don’t act like you wouldn’t...just so others wouldn’t be inconvenienced. It’s easy to say that when you aren’t the one being offered the money.

    2. The thing of it is Royal farms didn't/won't give top dollar for the property. As they proved the first property they wanted wasn't available at their offer so they move on and find another. People bitch and complain about how the area as a whole is being overrun by corporate box stores and welfare housing but the lifelong resident is selling out at pennies on the dollar. Salisbury and wicomico county have brought NOTHING but GARBAGE development into the area and with that comes the demographic citizens.   40. Wow. Last night I said a lot to help royal farms get approved. Then I look at this site and Robyn Ann Mark and Debbie Robbins from Scarborough fair is bashing me. I was at the meeting to ask for a fence trees and a signed moved to protect my property that was it. The county wanted to deny the project because safety concerns with the traffic. The meeting vote got pushed back. But with seeing this I might have to go with the board and help to not allow Royal Farms.

The truth is, Patrick tried to sell HIS property to Royal Farms. When they chose someone else, he decided to complain about the impact on the area. Again, why is it “ok” if YOU make the money but “bad” if someone else does?

I gave them an option to buy and add to Scarborough fairs site. That was only after we found out that royal farms had already signed a deal with Scarborough fair.

  41. The royal farms on white lowe road has caused many accidents and injuries, in addition of a state expenditure of thousands of dollars
    redoing the intersection in order to make a company to richer.
    I do not think that Mardela needs additional local traffic in addition of the many accidents that are bound to happen at that
    crazy intersection. I m sure the fire dept is definitely against
    its construction and also the proximity of Mardela school traffic in the area

  43. Hey Joe, I was there and everyone speaking was very professional. The property owner in question braught up some realy good points concerning the development. Those who know him shouldnt be surprised. It is his profession, and as always he concentrates on even the smallest details. But several times he stated that he supports the development. The council had more misgivings about it than the owner.

  44. I heard the Goosecreek merged with Gordy a couple years ago. If so they sure went downhill fast. The Gordy’s were clean stores and good employees. Goosecreek is terrible.

  45. The current business doesn't generate much traffic but that will change dramatically.

    The major problem will be cars traveling west making a left turn into the site and the potential for accidents as they slow and then cross Rt. 50 E against traffic rounding a curve at highway speeds.

    Just as challenging will be drivers leaving the site and wanting to head west toward Vienna. They will need to cross the eastbound traffic and merge into the left lane of the westbound traffic.

    This site is almost a mirror image of the Royal Farms at White Lowe Rd & Rt. 50W by Hebron. It generates a lot of traffic, and it brought predictable hazards when it was constructed. A variety of traffic improvements were required after the store opened, most recently a traffic light at the intersection. Traffic lights solve some problems but cause some other; mixed blessing.

    IMHO, the proposed site in Mardela should get the full range of traffic improvements that now are in place at the Hebron site before it opens. The new business should foot the bill. Let's be proactive and spare drivers, their passengers and first responders from needless injury and trauma. Responder resources are fewer there than they are closer to Salisbury.

    If development is inevitable, let's do it right at the start.

  51. Its a great location for me traveling through but this should be up to the people that will be impacted the most. If there are any tax dollars then the people of the county should have a say. It will give another job to a local person if they need one bad enough. It would be good for me that i would have another option besides goosecreek
