Major Breaking News

Heard that Hovnanian and Salisbury Mall Assoc. in Court today. Circuit Court
granted Hovnanian's summary judgment motion, ordered Salisbury Mall to pay
back the 1.6 approx million deposit. So I guess Hovnanian won't be
developing the property? Natelson not smiling!

  7. All I know is that the Old Mall's owners have paid in over 1 million dollars in property taxes over the past decade and now they're up shit's creek.

    Personally, with the way the housing market is. . . I believe they'll have to file bankruptcy.

    And the other two projects on the other side of town will probably go to auction also.

    This town is looking just like a third world country. In fact, some third world countries look better than Salisbury presently does.

    Can hardly wait to hear the oh-woe-is-me from the developers as we watch nothing happen in that space.

    Well, at least we won't be paying for the services to the development from which we'll see NO tax revenue for many years.

    The citizens really got screwed on that TIF deal. Thanks, Barrie, Mike, Gary, Lynn and Shanie. You want it so bad? You foot the cost.

    Please itemize that tax sum -- I don't think you can. And so what, we all have to pay taxes, so why do they get all those special breakes and subsidies from Barrie Tilghman and Comegys?

    And the real estate bubble burst -- the "smart money" speculators inflated it so let them pay to play now.

  12. Well, we did at least get a nice pile of cut up building materials
    that Barrie can use as fill someplace in town. What happens next? Do we just loose all the tif money, or can we recover any of it, Barrie/Gary? I ask this knowing full well it will never be answered.

  13. Natelson and Dzaman can file bankruptcy and not lose. They hold the note on the mortgage, who will they foreclose on, themselves?

    These are the same clowns that came to the council to be sure they got the exemption on the water allocation. Looking at the stooges to insure yet another screwing of the taxpayer.

    Have they given the library the $5000 Linda Kent secured for it?

  21. We tried to tell them to quit dealing with Snake Oil Salesmen. Ohhhh those TIF's were going to pay off big dividends. I guess next they will try and sell me a condo on the Wicomsewerago River for $300,000, oops they tried that and it went over like a fart in church too!

  22. I went to the last auction of the Old Salisbury Mall property.

    There were no bidders so the auction was cancelled.

    Any person that steps forward with acquisition thoughts must bear in mind that they are facing a mammoth real estate tax bill in excess of $100,000 grand a year.

  31. Is anyone surprised that this has happened? There was plenty of warning that this project was doomed. The developers were clearly counting on the continued "boom" in the real estate market to propel them along.
    The City council was depending on a miracle. Neither got what they needed.
    Now where are we? And, who can be depended upon to sort this out and come up with a solution? Certainly not anyone from the city.
    They don't even know the difference between their *sses and a hole in the ground.

    Sounds good in theory, but this project isn't a TIF its a bail out. That would amount to over 20 years of tax free living for the developers.

    What is tax increment financing? The theory.

    TIF is a tool to use future gains in taxes to finance the current improvements that will create those gains. When a public project such as a road, school, or hazardous waste cleanup is carried out, there is often an increase in the value of surrounding real estate, and perhaps new investment (new or rehabilitated buildings, for example). This increased site value and investment generates increased tax revenues. The increased tax revenues are the "tax increment." Tax Increment Financing dedicates tax increments within a certain defined district to finance debt issued to pay for the project. TIF is designed to channel funding toward improvements in distressed or underdeveloped areas where development would not otherwise occur. TIF creates funding for public projects that may otherwise be unaffordable to localities.

  35. Her's a plan: Maybe the county can buy this site to dump their polluted Wicomico River dredge spoils, instead of defiling poor, neglected Pirate's Wharf Program Open Space land. After all, between the corrupt and/or inept Wicomico County Housing Authority and all its vacant, decaying houses, and the kid gloves rental home regulations that no one enforces, Salisbury is rapidly becoming nothing but a big dump anyway.

I love it when HIND SITE IS 20/20So few payed attention when Barry was ramrodding this through, so few attened Council Meetings, so few cared.  Now, there are many people here on this blog making comments?  WHAT?  There was Debby Campbell, trying to tell you, there were the loyal opposition,(look and listen to the tapes) there were the bloggers, (of course there was no newspaper coverage) people were not listening, nor did they care.  Hello Salisbury, this is the voice of experience.  PAY ATTENTION. Get off your comfortable complacent apathetic high horse, and get invoved. P.S.  Maybe if the County bought it and used it for a new civic center the whole thing could be a money producer.  Does the County get the TIF if they buy the property? (does the TIF go with the property and development rights) Hey, maybe we are on to something????  I'll chip in....
