What do you think of the 13 story High Rise going up in downtown Salisbury?
Aside that it will affect our skyline, what should they do with this building? Are you afraid it will eventually turn into low income housing? I am!!!

And of course NO CAMERAS to catch the people who hit your car... yet they always seem to have cameras every where to catch you doing wrong... That our tax money pays for the city to remove but they will fine you for them not doing their job... Like snow removal... The city is supposed to do that, our tax money pays for it, now some how they can fine you if you don't remove snow for them from your office building...

Houses on foreclosed property lists now given back to the home owners that abandoned them, cars 3 x more than the properties should have according to zoning, parking lots at houses side yards, front yards and backyards. Untagged vehicles everywhere, grass gets cut once a season. Weeds in side yards and backyards 3 ft tall. Gutters on houses with weeds becoming small trees. ReplyDeleteIn the interview of Austin Whitehead for the County Council Position, he mentioned all the rentals and how there needs to be incentive for home ownership vs all the rentals. He was absolutely right. People take pride in what they work hard to own. Most people that rent don't give a darn about those homes because they are not theirs, they are renting and careless of the upkeep. Think he stepped on some toes on the council? Think maybe this is why they don't want him on the council?
ReplyDeleteA couple issues that no one has asked. How is this being done with a historic building in a historic district. Other building owners have to get approval to even hang a sign, certainly adding all these floors is not within the Historic District concept. Where are all of these additional "students" going to park? Two years ago the Parking Garage was at capacity, and the only way to reduce this is to do away with the daily transient parkers to issue more permits. The parking lots 10 & 1 have been sold so where are they going to park. When the lot is developed where are all of the Library patrons going to park? Where are all of the District Court people going to park for court. Its great to bring in business and an influx of blood into downtown, but the infrastructure is not there.

If this is the one going on top of the old Wicomico Hotel building, it will be a major hazard. That foundation / footers were not put in to handle this added weight / pressure. Who was the inspectors that approved this death trap? Who are the architects that approved this and what guarantee are they giving for it's safety? Did the State of Maryland architects approve it? Who reviewed the original plans / specs for the Wicomico Hotel when it was built to guarantee the safety today for this expansion? Will these old building specs meet todays requirements? There are a bunch of idiots putting peoples lives in danger and their own wealth since they will be totally responsible in the lawsuits.

First thing I would do is pass a law stating that this building can never be used for low income housing. I do not believe many or any college students will ever rent these apartments. I know, I asked many of them. BUT, I do have a solution that is much better than housing. Business Development will start cold calling companies looking for a "new home". For Instance, businesses like a Digital Media Group, or a call center; companies that do business without leaving their office and could rent a whole floor. Their employees can rent apartments right inside the same building where they work. If the business owners sign a lease before the building is done we could customize the offices to their liking. We can also advertise in business publications. This will be part of the revitalization of the downtown. This is all contingent on what the owner of the building is willing to do.
RE-VITALIZING DOWNTOWN
We need to let the downtown grow organically instead of trying to force it with money. Bringing businesses to the high-rise would be a good start. We will continue to set the stage for the future by fixing or upgrading the infrastructure; it makes sense because sooner or later it will need to be done and its not getting any cheaper. Any project we do downtown will be small unless it is infrastructure. Once again, Business Development will be looking for companies looking for a "new home". We need to be proactive. How can we make sure a business that comes to this sky rise will stay longer than 6 months? One great example is Seagull square. It's a huge building with most of the bottom floor vacant and now they are planning to build even more of a similar style building.

ReplyDeleteBusinesses will stay if they can do business within the confines of the building. That's why a business such as a call center would be perfect. (The world has gotten much smaller with the advent of technology.) If the businesses depend on the local economy they will be fiscally at risk. In retrospect, these businesses will fuel the local economy. More jobs, more tax revenue, and people who work there will be able to shop in the downtown; once prospective business owners see the added prospective customers with money in their pockets, shops and stores will open.
For example, if a company like Amazon moved here, the people that work there don't have to reach out to just the locals, but the world. And those employees will need housing and places to shop. Now, I am not saying Amazon is coming, but companies that do business like them will. This is how the downtown will grow organically, and it will cost the tax payers nothing!

ReplyDeleteYears ago they used to have a call center in Salisbury. It's last location was in winterplace. I don't think it's still there. I know a lot of people worked there. Now you have to press one for English and you still can't understand them!
With all the new apartment buildings around or being built where are the new schools? Students aren't the only ones that are renting these places. Families are also. They keep building developments like the one going on the old mall property. Where are the schools to teach our children? The ones we have now are already over crowded. Something to think about!

They never seem to account for population grow a few years down the road.

One way is to talk to the employees of the City of Salisbury. Especially maintenance and the goings on at Canal Woods. Promise them their name will be kept out of the public's eye to protect them.
