Salisbury Ranked 7th Fastest Growing Job Market in America, Fastest Growing City in Maryland, Only Place on the Peninsula Adding Population

Salisbury –
According to statistics released by the United States Census Bureau this month, Salisbury is now the fastest growing city in Maryland, as well as the 7th fastest-growing job market in the entire nation, according to the United States Conference of Mayors and the Council on Metro Economics & the New American City.

U.S. Census Bureau statistics report that from 2010 to 2016, the City of Salisbury added 3,381 permanent residents, while the rest of the Delmarva Peninsula—meaning the remainder of Wicomico County outside of City limits, Worcester County, Somerset County, Talbot County, Caroline County, Kent County, Dorchester County, Queen Anne’s County, and southern Cecil County—lost 463 permanent residents.

“Population growth cannot occur without job growth,” said Mayor Day, “and the numbers reflect a significant, steady increase in our population. Salisbury is the only place on the peninsula that people are moving into, and we’re the fastest growing municipality in the State—which is in direct relation to the growth of our job market.”

The 2015-2017 GMP and Employment Report from the United States Conference of Mayors and the Council on Metro Economies & the New American City places Salisbury at 7th in the nation in job growth, with a 4.2% increase in employment in 2016. Milken Institute recently recognized Salisbury as one of the “Biggest Gainers Among Large Metropolitan Statistical Areas,” showing Salisbury’s 39-spot rise on their list. According to the Federal Reserve Bank of Richmond’s Monthly Snapshot Report of its 5th district’s economy—a region encompassing the entirety of South Carolina, North Carolina, West Virginia, Virginia, Washington D.C., and Maryland—Salisbury is outpacing the entire 5th District with a 2.3% gain in Total Employment Performance year-over-year.

All of this exciting news comes as the City of Salisbury rolls out its “Growing, Building, Working” campaign both in print and online. The ad push will spread the news of Salisbury’s exponentially expanding job market and resurgent economy through the eyes of real business owners and citizens.



The first ad in the series will feature local builder Jamie Gladden, owner Gladden Construction, which recently broke ground on the first new single-family development inside City limits in a decade. The company cited the City’s impact fee moratorium as one of the primary factors which led to them choosing Aydelotte Farm as their building location.

“With the moratorium on impact fees we are able to keep our pricing and community appealing to potential homebuyers that otherwise would not look for housing within city limits. As long as there are buyers we will keep building,” said Jaime.

“This is the perfect time to tell the world that we are growing, building and working in Salisbury, Maryland,” said the Mayor. “These numbers are a bellwether of even better things to come.”

  5. The part about fastest growing job market includes all of Sussex, Wicomico, Somerset, Worcester.... I think Sussex County is the only county making the Salisbury MD-DE Metropolitan Area look good due to there low taxes, high population growth and also more job creation. If it was just on Salisbury then we would be categorized as the worst for job growth.

  14. What about all the homeless people that have been bused to this area. When cities try to get rid of their homeless population they give them a 1 way bus ticket to Salisbury because they know that Salisbury will accept them with open arms. You can thank Barrie Tilghman and Lore Chambers. Lore made it a policy to accept homeless people here because most of them were black. This is a fact.

  15. The only jobs being added are service industry jobs catering to the sports tournaments/dog shows/bike races in the area. Food service workers/hotel staff/store sales people - all unskilled minimum or just above min wage jobs.

  25. 4:03 PM No, no it is not "cheaper" here. It is higher than normal for "families" because everyone is catering to the college crowd. There was an article stating such and smallsbury rents were comparable to "real" metropolitan areas, who had real paying jobs and not the crap paying no benefits jobs here.

    To sum up that sentence, housing was UNAFFORDABLE and for a decade no one built developments inside the city limits because it was so unafforable no one would buy them. So what the city did was annex all those developments on the west side off Nanticoke and Pemberton and forced them to pay city taxes.

    Look at the "city" map, it is interesting for sure!

  27. 4:49 If you are a renter the cost are the same or similar as a big city. If you retire here from NJ/NJ/MA and sell a home up there and buy here it is much cheaper in most cases.

  28. 5:02 PM Well Duh, we aren't NYC or Phila, so to say the rent is similar to those cities WAS my point and negates your point that the cost of living is cheaper here. It isn't. And wages here do not support that type of expense, again my point. PLUS this community is over 75% rentals. Again, making it more expensive here to live.

    Did you have a point? Housing is NOT cheaper here. And I will tell you why. Everyone OVERPAID for their homes and are under water. Foreclosures are at 15% and that is only the ones that have been accounted for, not those still in limbo. PLUS people are still trying to get what they paid for their house to get out from underneath it.

    I will summarize for you:
    +70% rentals
    high rents due to college
    low wages, no benefits, non existent livable wage jobs.
    high foreclosure market
    expensive homes because people are still underwater
    high taxes

    I can back this all up.

  30. Cost of living is cheaper in Salisbury/Wicomico county if you buy a home versus owning a home in NJ/NY. You can sell a home in NJ for $300-400K and buy a similar home here for $200k and the taxes are 1/3 of what they are in NJ.

    If you bought here 2007-2008 and paid too much hoping prices would rise, that is your fault. I own several properties purchased 2000-2004. One property was a bad buy, but I paid cash for it and the taxes are $400/year. I can sit on if for decades if necessary. All the others have tripled in value even at today's prices.

    Not everyone is poor around here. Most people in my circle all own homes without a mortgages, but they have educations, good jobs or own their own businesses. Maybe you should have tried harder to get ahead.

  35. I moved to Salisbury a long time ago and hated it. I eventually became complacent and bought into the "it's like this everywhere" line. Then I left and I assure you; IT'S NOT LIKE THIS EVERYWHERE.
    I still own a home in Salisbury because I will probably not be able to sell it and make a profit ever.
    It's so sad because there are so many wonderful people in Salisbury who work so hard to make it the great town it should be. Salisbury has a tough task to reach its awesome potential when the area is so crime ridden.

    And Jake Day and the City Council is on a mission to annex the rest of the county. The sad part of this is the fact that Bob Culver and John Cannon is on a mission to give it to them. I wan't them to annex right out to Kennsington Woods where John Cannon lives and make him pay double taxes and the enormous water and sewer rates.

    I also want every single piece of property Bob Culver owns annexed so that he has to pay double taxes and the enormous water and sewer rates. You think Bob Culver can't pay his taxes now, just wait until he has to pay double taxes. I just can't wait!!!

  50. Just look at all the new housing in the Salisbury/Fruitland area. Besides students, baby boomers are retiring and moving here to enjoy being close to beaches and maybe starting second careers. But many locals find the higher assessments and utility bills have become more than we can afford on limited retirement and/or social security. So we either move to a more affordable place or live with the changes and find family or friends to move in to help pay bills. Just sitting complaining on a blog does not change anything. Just makes your blood pressure rise.

Let's formally do a survey at SU, WOR-WIC, UMES, and see how many of the students plan on staying around after graduation because of all the tremendous opportunity
