"Starting as early as the 1990s Rockford has had the ignominious honor of being listed at times as one America's worst cities by the Rand McNally corporation and Money magazine, sometimes being ranked one of the top ten worst cities.[16] This may have been due to the lack of jobs and high number of outdated or closed factories. Crime on the west side of town was endemic, with huge areas of old established neighborhoods in extreme blight. The homicide rate in these areas was quite high. Many houses were vacant with no one wishing to buy them. The city government has developed many programs to attempt to address these problems and has seen some success."

ReplyDeleteI would put the quality of a maintained house built in 1925 up for comparison against almost anything built today. Back when this house was built, it probably cost about $4000 and was built to last a hundred years or more. A model of the same size built today would easily cost $300,000 with a planned life expectancy of 30 years.
I looked at the website listings in ascending order of price. Starting with this house at $29,000,there are about 100 under $100,000, and many of them appear very, very nice. Maloney, Insley and Williams will be there this afternoon.
ReplyDelete8:11 Im not a mathmatician but if it was built in 1925 to withstand 100 years that would mean you only have 16 years to reside there. Sure they wouldn's be the best 16 out of that 100 either.

Sounds like Rockford and the "Bury" have some things in common. Crime, low wages, no jobs, vacant buildings and no real local economy to keep the city strong. Problem here is that real estate isnt cheap.
ReplyDeleteGreat story here. Building was built as a Duplex in 1925 (not a converted house). Both sides have 3bdr and 2 lvg areas. The extra large 4 car garage was built in 1991. The neighborhood is actually pretty good. The reason for the cheap listing $ is that the mortgage company which owned it mistakenly listed it with a realtor in Chicago who entered it into the Chicago MLS (not Rockford). The out of town realtor didn't even put a "for Sale" sign in the yard. The lack of a sign and an invisible MLS # resulted in minimal interest and a significant price cut. Bad for the bank but good for us (new owners).
