P&Z Failed To Contact Property Owners

I was supposed to be on planning and zoning’s mailing list of any future development.

None of us on our road were notified or were aware of this proposed park!

  1. Same old game. It wont happen, not in this economy anyway. They have more money than brains.

  2. Seriously Joe? It's a text amendment, the only public notice they need would be satisfied by simply putting it on the agenda! Either way, apparently you found it so therefore you were notified...

I guarantee that the only reason you even mentioned this public notice was because it involves the A-1 district. If it was the R-8 or R-15 districts I bet you would have nothing to say.

P&Z is not responsible for individually notifying every property owner every time there is a text amendment...get real...

  3. Why? because the home owners and tax-payers dont matter.

  4. I think Anonymous 1:55 must work for the county. This park borders against the back of my property and most of the people who live on White Lowe Road. It is a big deal if you live here. We have already had to put up with the increased traffic and crime since the Royal Farms was opened at the end of our road.

  5. The commission is "an advisory body on planning, zoning, and development issues, including rezoning, subdivision, and site plan review." They don't make the changes, they make recommendations to the Council-The Council votes on the actual execution of the proposed changes!

The notice was published, but the Commission and its staff is not responsible for ensuring that every single person is notified; however, often times the P&Z staff go above and beyond to notified individuals. Get a grip, you will still have the Council Meeting to voice your opinions.

  6. Hey Anonymous 2:17 you get a grip!!!
The fact of the matter is the home owners on White Lowe Road. I'll bet you would be angry and concerned if it affected your home and property!
The fact of the matter is, I have been notified in the past, but not this time. I think it was dishonest and underhanded and shows the corruption of county government and the deceit of our local officials.
It is my home and my property, and I will defend it! I worked very hard taking care of it and paying the unreasonable taxes this county charges!!!

  7. Anon 3:08, you may have been notified directly in the past because, like I said earlier, sometimes P&Z goes above and beyond and directly notifies everybody; however, they are not required to do so!

I am not disputing the or agreeing with the proposed text amendment-I'm just stating that a post saying that "P&Z Failed To Contact Property Owners" in not true-they are simply not required to individually notify all of the property owners, but the public was indeed notified in the paper. Unfortunately the local paper has a piss poor following because they have piss poor reporting.

That is the fact about the actually complaint here regarding the advertising for this text amendment, but if you want to talk about this "NIMBY" sh!t I will give you my opinion about the water park...

I do believe a few months ago all the residents in the A-1 district were bitching about property values and the stripping of property rights, well now you are trying to strip somebody else of their property rights. The local government is trying to provide you with more, but you won't have it. In addition, I can guarantee you that the properties neighboring this water park WILL go up in value...isn't that what all you whiners wanted? You wanted your land to be worth more than its current use or its actual value? You wanted your land to have development potential? You wanted to do whatever you wanted to do on your land? You didn't like the local government telling you what to do? This company is willing to come in and bring economic value to your land and you want to bitch? Sound like a bunch of hippocrits to me! Get over yourselves!

I can assure you that I am not one of those hippocrits. To the contrary, I feel that property taxes should being going down since there is a downward trend in property values and the economy in general. You can twist your words anyway you want! You are a bunch of crooks and liars and will do anything to fill your pockets at the expense of the homeowners and tax payers in this county. Your a jerk and you need to get over yourself! I nor any of my neighbors want any of your "Development" I hope we meet at the public hearing.

  10. I heard a water park is going to be proposed on the Smith, Cropper, and Deeley propery on US 50 in Willards. Are these the same developers that may build in Willards?

  11. Anon 5:02,

"I nor any of my neighbors want any of your "Development" I hope we meet at the public hearing." -So you would be ok with the down zoning that was proposed? Like I said, hippocrits-you want all the value associated with development, but you don't want development to come. And then you want to be "fairly" taxed like your land isn't worth anything? Well, what is it going to be? Do you want your land to be worth more based on "potential" development or do you want your assessment to be lower so your tax bill isn't so high? You can't have both and it is unfair to the non A-1 land owners for you to have all the "proposed value" but not taxed on it! I'm getting sick of people in the A-1 complaining about how hard they have it, but get babied the most when it comes to taxes!

I am not a developer and I do not try to fill my pockets with tax payer's money. As a home owner myself, I firmly believe that everybody should pay in their fair share in taxes base on the value of their land. If you think about it, ABSOLUTELY NOBODY in Wicomico County pays what they should in taxes each year. I know that every property that I have owned in my life has be assessed about 20-30% lower than its actual fair market value-I'm sure you fall into that trend too even with the economy failing. BUT you still want your land, home or property to be worth more, but you don't want it to be assessed for what it is worth? So who is robbing who? Who is actually making out better than they should? It certain isn't the tax authority.

So Anon 5:02, since you nor any of your neighbor want any of "my" development then how about you just cough up all of your development rights-you should be ok with bill 2009-05, right? And no, we won't meet at the public hearing because it already occurred and I'm sure you weren't there because NOBODY ever shows up until its too late and everybody starts whining at the last minute! Like I said HIPPOCRIT!!!!
