You better believe it! The same developer that brought on Waller Landing has proposed a Casino/Hotel Complex within the Town Limits of Delmar, DE., directly across the street from Delmar Raceway. The 100+ acre parcel is a prime location to attract Maryland residents and I have been telling each and every one of you, Delmar, DE. is the place to invest for many years now.
There is also another 700+ home project that was brought to the Town Council just recently, (that makes two of them now) just off Rt. 54. However, this project is a little closer to Town.
WARNING SALISBURY RESIDENTS! Consider selling you home NOW! I'm warning you that within 10 year, Delmar will have taken over ALL retail stores as well, it's only a matter of time. Expect to see a Mall Development in the very near future in TAX FREE Delaware.

Warning Delmar residents, Delmar will have all the problems of Salisbury if growth is allowed to go unrestrained. You don't think all the thugs from Salisbury will make the short drive to Delmar in order to rob, steal, and murder people? Delaware will run themselves out of the gambling business with too many casinos in such a small state. The sports betting will be their only savior.

It's not that I don't believe this is going to happen, but what amazes me is that people living in, lets say, Fruitland would travel to Delaware to do some tax free shopping. If I were to drive my truck from Fruitland to Delmar and back to Fruitland I would go through at least $5 in gas. That would mean that I would have to spend over $80 to start saving in sales tax to cover what I spent in gas to get there. It's kind of like those people that drive the extra 3-4 miles to get gas 2 cents cheaper which equates to a 40 cent savings on a 20 gallon tank of gas, but cost them an extra dollar to get the the cheaper station. Fortunely for me, I live close enough to Delmar that I don't really have this problem, but unless you plan on spending a substantial amount, its not really worth it most of the time. People should really do the math and think before they drive to the deals or the tax-free shopping.

Your property taxes are 70% less than Wicomico County and IF there's anything left in Salisbury to enjoy in the next 10 years you'll be thinking the opposite way. You'll be in Delaware thinking, do I want to waste $5.00 in gas to head into Salisbury and risk getting shot and killed?????
Maybe if you had a 30mpg car, instead of a 7mpg truck, lol. At least I hope you're not one of the idiots with a $40,000+ SUV living in a doublewide complaining about $4 gal gas. This is exactly why they should raise gas to $6-$8 per gallon is to keep these people off the road.

That "developer" Rostocki is a bad joke -- just look at how far the subdivisions he's pushing in Hebron and Delmar have gotten. The site in Delmar almost went to tax sale last week and the lender is getting cold feet, what with no sewer/water capacity for the homes. And the zoning is being challenged in the Circuit Court -- it's the "Salisbarrie Mall" all over again.
ReplyDeleteI got what you're saying Joe, basically that once Delmar becomes a retail hotspot that people are going to flock to the area. That is all fine and probable; however, there have been several failing communities in Delmar. Wood Creek is not doing well, Yorkshire Estates (I believe that's the name of the one off of Stage Road in DE) is a complete flop, and the Builder at Heron Ponds went bankrupt. There are alot of developments that need to build out prior to Delmar approving more. Can this happen? Yes, but not with the current housing economy. If the retail and attractions come in and the homes are priced reasonably then it can certainly happen. In the next 5 years? Definately not. In my opinion, 10 years would be a minimum for the turn around. I see no need to bum rush Delmar on hopeful promises or prospects. The retail stores are going to keep coming, but I guarantee that Delmar will not see the Casino within the next 10 years. And lets not forget, where there are Casinos there is inevitable crime. You're not solving your crime fears by fleeing the Salisbury crime to go to the future crime of Delmar. Delmar will have to seriously address the probable future crime in addition to facilities and campaigns to assist with gambling addictions.
ReplyDeleteThis stuff could be good, but to go off and say "Consider selling you home NOW" based on a prospect is a bit extreme. If you look at all the avenues and possibilities, Delmar might not be to far behind Salisbury in the crime department.

Notice this year's UNBALANCED town budget while the town pays two attorneys to push the development of Waller Landing with an improper zoning ordinance. Just like what happened in Salisbury a few years ago., the public loses and gets to pay the bill as well.

At the time I purchase my truck it was the most fuel efficient on the market, and currently it is still one of the most fuel efficient full-sized trucks on the market! I would certainly drive one of those tiny hybrid cars if I could haul a ton of lumber and building materials with it. Some people still need the "gas guzzlers" to do their everyday work and make a living. And just because I NEED to use more fuel doesn't mean that they should hike up gas costs to teach me a lesson. I have a hard enough time making ends meet.
And Joe, it's truly great that the Police Chief of Delmar works well with Mike Lewis, but all of the development and Tax "benefits" you are talking about are in Sussex, not Wicomico County. Compare Apples to Apples. You can't praise Delmar, DE with facts that are specific to Delmar, MD. Now if the police chief works well with DSP and SCSD then you'd be getting somewhere.
If I could sell my home and move over the line and get out of Salisbury I'd sign the papers today whether a casino and mall come or not.

Not available and does not live in Delmar, his business is not even located in Delmar. As far as working with Lewis, yes, he does work well with other departments.
ReplyDeleteAs far as the growth in Delmar, this has been coming for a long time folks. The hold up was DelDot allowing access off Rt. 13. That was the big hurdle.
Rumor has had it (for a few years now) that the race track is going to be sold (if it hasn't already) to a mall developer. The same developer who built the largest mall in the country.
I'm surprised that the Centre at Salisbury was not the Centre at Delmar, on the DE side, of course.
I think they would have done much better, but again, that's when DelDot was not allowing ANY access points off Rt. 13.
I hope the elected officials in Delmar stay focused on the BIG picture and stay away from the thinking of "we'll worry about that when the time comes" like it used to be.
They ALL, both sides, should always be looking at the effects of their decisions for 5,10, even 20 years down the road. If they're not, the Delmar citizens will pay dearly.
While Delmar has potential for growth and development, the Casino proposal is BS by a snake-oil salesman from Wilmington.

The bigger point is how much better an environment for business exists in Delmar DE than Wicomico county. There is a pronounced anti-progress sentiment among both Salisbury and Wicomico planning and zoning....that does not (yet)exist is Sussex County.

Is the price of addictive gambling and the lure of the easy buck so great that we are willing to sell our souls for it? Look at Harrington, post-casino. Yup. Lots of development there. A McDonalds and a Food Lion and a small hotel. Big deal. Not worth the baggage. Not worth losing one's soul over.

ReplyDeleteIn MD, the police officer fills out a request for a warrant, this is then sent to a judge who then decides, by what information will fit on a few lines of a form, whether to issue a warrant for arrest or a summons to appear. this process can and usually takes days.
In DE, the police officer picks up the phone, calls the magistrate, who then generally says, bring them in! Process takes minutes!
The crime might come, but it won't likely stay long.

ReplyDeleteHave you seen the Press Releases I have been posting from the DSP? Not only do they expose crime, the really cool part is, they catch the criminals and we're please to show the difference in Law Enforcement Agencies here on Salisbury News.
Our hope is that this kind of exposure, (which is public information) will set the bar for everyone else, especially the SPD.
That being said, I want to make something very clear. I am in full support of the SPD with exception of Chief Webster. These are MY words and no one else can ever say anything different.
