Would YOU Pay $2 Mil For Property Assessed Less Than $100K?
Wicomico County Would! While this property has been the subject to massive criticism over the past year, many have wondered if the Good Old Boy System is still going strong?
The perks don't matter to the County, since they want to allegedly create a Park here. However, you have to ask yourself, do YOU want the County to salvage someones bad investment? Come on Realtors, where's the comps on this one?
Why do I get the feeling there's going to be a ton of comments on this one? Fortunately this was one page not all screwed up in the Daily Rag and I found this little gem.
Oh, conveniently 16 acres are being retained by the owners! I just read 84 acres for sale in Princess Anne for $450,000.00, WATERFRONT and sub dividable! The property Wicomico County is purchasing is 108 acres, NOT waterfront! I'll bet I could go on and on about my own comps.

Did the county ever put the park in at the end of Nanticoke Road. I believe it was pirates landing. Correct me if Im wrong on the names. I remeber a discussion on this where the county bought it and never did anything with it. .
ReplyDeleteJUST ANOTHER FAMILY FRIEND OF A DEPARTMENT HEAD OF WICOMICO COUNTY THAT MADE A BAD INVESTMENT AND THE COUNTY IS GONNA BAIL HIS FRIGGING ASS OUT.BIGGEST TAX PAYER SCAM OF 08.DO WE REALLY EXPECT ANY BETTER?WE POP PENS AND BEER AT METTINGS AND NO ONE CHECKS OUT THE REASON THIS PROPERTY IS BEING OFFERED TO THE COUNTY FOR 1.5 MILLION PROFIT AND THE COUNTY IS NOT GETTING THE WHOLE PARCEL.
ReplyDeleteProperty being purchased by ANY government entity should be subject to an appraisal, which would be based on comparable sales, just like any person buying would do. If it appraises, then move forward. Otherwise, its not a good idea and shouldn't be pursued.
ReplyDeleteThree appraisals averaged would be even better an idea, and more prudent. Who do these guys think they are, and who don't they think they answer to?
And who is sitting at the head of County Government???? Remind me, go ahead!!!

Assessment's are normally wayyyyyy off right? I live in DE, property/house probably worth about $175k, tax assesment is $32k and on that you only pay on 50% of assessment $16k, so property taxes are only ~$72 (school tax is like $600 though due to living in delmar district)

ReplyDeleteDelaware is done differently than Maryland assessments. AND, Sussex County in particular has all those unoccupied beach area houses paying school taxes with no students living in them. Wicomico has both property taxes waaaayyyy
ReplyDeletehigher than Sussex, and the piggyback income tax. You'd think we were getting something extra for all that, wouldn't you? IT just gives them some more $$$ to lose, squander, or give away to friends in the form of diesel fuel and tires. Oh, I almost forgot, legal fees to defend themselves in their actions.

ReplyDeleteThe question to ask is why is Bill McCain appraising this property? Is this not a conflict? Either he is a representative of the county or he is an appraiser, he can't be both when doing county business.
ReplyDeleteIts like Paul Wilber being the city solicitor representing the slumlords in a lawsuit AGAINST the city.
Did I read that right, that they only paid $900k for it in Dec 2006? How in the heck would it increase in value by almost a million dollars in a year and a half, esp in this market? The county is getting screwed royally, at the taxpayers expense.
ReplyDeleteThey think their untouchable, above and beyond the laws, they've lost all morals, greed and power is their only drive now. They are exactly like the crack heads that rape and pilage our neighborhoods. They know what little accountability is there, they can skirt between the lines. Most are too complacent to even make a phone call to try and stop them, heck everyones doing it nowadays, squandering every tax dollar they can, screaming for more and more. Is it something in the water? The law needs to change and a fear put in every high seat, a real fear of accountability. Is that hanging tree still in the court yard?
